A brief history of the land and property ownership.
The Herbert G Brown vision for the 3,000 acre tract, that is known as Wesley Chapel Lakes began in 1972 with the acquisition. Mr. Brown was new to Florida in those days, after merging Browns Thrift City, a very successful Louisiana pharmacy chain, with Eckerd Drugs. He loved to walk and ride the cattle ranch and talk about his vision for the land.
In the late 1970’s Mr. Brown joined with his son-in-law Lee Arnold to find ways to develop the property. The first 995 acres, today is known as Fox ridge. A community of one acre lots that serves the community well today.
Mr Brown had the vision in 1985 to support the planning of a 2,250 acre project, Wesley Chapel Lakes. The entitlements were awarded to the track in 1989. It was in 1999 that the joint venture with Don Buck and Bobby Serria developers of Meadow Pointe 1 and 2 were formed.
The road network was created to support the connection of Meadow Point Blvd from State Road 54, four miles to the County Line Road, Beardsley. One of the most successful subdivision in Pasco County history, now enjoys over 3,000 homes. Meadow Pointe’s multiple home owner controlled subdivisions working within Meadow point CDDs enjoy some of the best recreational facilities and open space in the county. The family first environment follows the vision of Mr. Brown even today. Yes, Meadow Pointe enjoys some of the highest household incomes in the County.
Mr. Brown during these years served as President of Rotary International, worldwide. He was the founder, lead investor, of Checkers Double Drive through restaurants, which he took Public on the Nasdaq. Mr. Brown’s ethics and community engagements, at a world wide level, are legendary.
Mr. Arnold who has served as the developer of record for almost 50 years, is the individual today guiding the Herb Brown vision. We are now entering the last phase of an important family journey. We the Brown and Arnold family are working hard to create the most important mixed use project with the values given to us by Mr. Brown.
In 2019 State Road 56 was connected to SR 301. This made the Meadow Pointe/ Wesley Chapel lakes one of most sought after intersection in East Pasco if not the entire Tampa Bay Area.
There are over 200 acres of land to serve the community now coming to the market through very patient and demanding ownership. We know the responsibility we have to make these lands something special and very community responsive.
